Initial Meeting – We’ll meet in person at my office or at the place of your choosing.

1.     We will discuss agency responsibilities (my responsibilities to you.)

2.     We will determine your likes, dislikes, needs, wants and budget.

3.     I will help you with the pre-approval process with a lender if you need assistance. 

4.     I will arrange for you to start receiving to your email the most up to date listings available that fit your specific criteria. 

5.     I will go over the costs involved in purchasing a home, i.e. earnest money, down payment, closing costs and inspections.

6.     Determine the time frame in which you would like to purchase your home.

7.     Schedule our next meeting for the purpose of viewing homes for sale.

 

Second Meeting - Viewing Homes

1.     We will meet at a pre-determined place and travel to the scheduled showings.

2.     I will provide all of the listing information on each home as well as available pictures for future reference.

3.     I will provide expertise on the different homes and neighborhoods as well as previous sales information and comparative market analysis on the homes we’re viewing.     

4.     I will schedule as many meetings and home viewings as necessary to find the home that fits your specific criteria.

 

Negotiating the Best Price

1.     Once we’ve chosen the home and have determined the fair market value, I will handle all paperwork and negotiations in order to insure you get the best possible buy on the home.  My extensive experience in negotiating will benefit you greatly in this part of the buying process.

2.     We may negotiate back and forth several times before we get you the best possible price.  You may  need some patience at this stage of the process.     

  

Inspections

1.     I can refer you to a number of different inspection companies.  You will choose the company and I will schedule the inspections.  Different companies have different pricing schedules.  You will naturally have the final say in this choice since you are responsible for paying for the service.

2.     I will then negotiate any inspection issues that may come up upon inspection.  There will be no closing until all parties agree on how the inspection issues will be handled and who will be responsible for repairs.    

 

Closing

1.     The listing agent will normally schedule the closing as well as order the title work. I will inspect all title work and make sure there are no problems that will affect your good title to the property. 

2.     I will attend your closing to make sure there are no last minute problems concerning any aspect of your purchase. 

 

After the Purchase

1.     I am always available to answer any questions that may come up 

     after the sale is complete.  I also can offer reliable referrals for

     almost any service you may need concerning your home and it’s

     maintenance and upkeep.

2.     Referrals are always appreciated in my business and I promise to

     always make you a hero for referring me to your family, friends

     and/or acquaintances.  I will never embarrass you or make you look

     bad.  That is a solemn promise!
